My First Corner Co., Ltd. ("MFC," "My First Corner," "we," "us," or "our") A licensed Cambodian real estate services company.


1. About This Website and Our Role


My First Corner is a commercial real estate services firm based in Phnom Penh, Cambodia, licensed under the laws of the Kingdom of Cambodia. We represent commercial property in the secondary market and off-plan commercial developments, and we provide market analysis and buyer-side due-diligence support to our clients.

This website and any associated marketing materials (collectively, the "Materials") are provided for general informational and educational purposes only. They are intended to help prospective purchasers, tenants, and investors understand the commercial property market in Cambodia and the specific listings or developments we represent.

The Materials are not, and should not be construed as:

  • an offer to sell, or a solicitation of an offer to buy, any real estate, security, investment product, or financial instrument;

  • investment, financial, legal, tax, accounting, or professional advice of any kind;

  • a personalised recommendation to purchase, lease, hold, or dispose of any specific property;

No information on this website creates a brokerage, advisory, fiduciary, agency, or client relationship between you and MFC. Such a relationship is formed only through a separately executed written engagement.

The properties and developments described in the Materials are located in the Kingdom of Cambodia and are marketed in accordance with Cambodian law. In particular, and without limitation:

3. Commercial Property — What You Are Looking At


Commercial real estate — including but not limited to retail units, office space, mixed-use developments, serviced apartments, hospitality assets, industrial properties, land, and off-plan developments — carries different risks and characteristics than residential property. These include, without limitation:

  • Tenant and occupancy risk. Income depends on securing and retaining tenants on commercially viable terms. Vacancy, tenant default, and lease renegotiation can materially affect returns.

  • Market cyclicality. Commercial property values and rents respond to economic cycles, supply-and-demand shifts, interest rates, and sector-specific conditions. Values can fall as well as rise.

  • Liquidity. Commercial real estate is generally illiquid. There is no guarantee a property can be sold or leased within any particular timeframe or at any particular price.

  • Off-plan and pre-construction risk. Off-plan purchases involve additional risks, including construction delay, specification change, developer default, financing risk, and the possibility that the completed asset differs from the marketed concept. MFC does not guarantee the performance, delivery timeline, or completion of any developer or development.

  • Cross-border risk. Foreign ownership restrictions, repatriation of funds, currency fluctuation, double-taxation exposure, and changes in Cambodian or home-jurisdiction law may all materially affect outcomes for non-resident purchasers.

Prospective purchasers should assume that every commercial property transaction carries risk of partial or total loss of capital and should proceed only after independent due diligence appropriate to their circumstances.


4. Prices, Figures, and Forward-Looking Statements


Any prices, floor areas, yields, rental rates, occupancy levels, comparable-property data, market statistics, or other figures shown in the Materials are indicative only and are drawn from sources believed reliable at the time of publication. Prices and availability are subject to change without notice, may be superseded, and are not binding offers. The only binding commercial terms are those set out in a fully executed written agreement between the purchaser and the relevant seller, developer, or lessor.

Where MFC provides due-diligence support, market analysis, or commentary, this work is performed in good faith using sources and methods we believe to be reasonable. However:

  • Our analysis is not an appraisal, valuation, audit, or legal opinion, and should not be relied upon as such. Formal valuations, title searches, structural surveys, and legal reviews should be obtained from appropriately qualified and licensed professionals.

  • We rely in part on information provided by developers, sellers, government sources, and third parties. We do not independently verify every element of such information and are not responsible for errors or omissions in source material.

  • Our analysis reflects conditions at a point in time and does not account for subsequent events, market changes, or information that later becomes available.

You remain responsible for your own investment decisions. We strongly recommend that prospective purchasers engage their own independent legal counsel, tax advisor, valuer, and — where appropriate — financial advisor in both Cambodia and their home jurisdiction before signing any agreement or transferring any funds.


6. Disclosure of Interests and Compensation


In the interests of transparency, please note:

  • MFC is typically compensated by commission paid by the seller, developer, or landlord of a property upon successful completion of a transaction. This is the standard commercial arrangement in the Cambodian market.

  • MFC may represent properties developed by affiliated or related entities, including but not limited to companies under common ownership or management with MFC or its principals. Where a listing or development is affiliated, a reasonable person should assume that MFC has a commercial interest in its sale regardless of whether that relationship is called out on any specific page.

  • MFC may from time to time represent both secondary-market listings and off-plan developments in the same market segment, and may act for multiple parties in different transactions.

These arrangements do not reduce MFC's commitment to providing honest analysis and due-diligence support to our clients, but prospective purchasers should take them into account when weighing any information, commentary, or recommendation provided by MFC.


7. Third-Party References


Mentions of developers, architects, operators, tenants, brands, neighbourhoods, comparable properties, news reports, market reports, or public figures in the Materials are for informational and illustrative purposes only. No affiliation, endorsement, partnership, or sponsorship is implied or should be inferred except where expressly stated.

8. Intellectual Property


All content on this website — including text, graphics, photographs, renderings, floor plans, logos, and the "My First Corner" and "MFC" names and marks — is owned by or licensed to MFC and is protected by Cambodian and international intellectual-property law. You may view and share our content for personal, non-commercial purposes with attribution. You may not reproduce, republish, modify, or use our content for commercial purposes without prior written consent.

Impersonation notice: MFC is aware that bad actors occasionally use the names, license details, and branding of legitimate Cambodian real estate firms to conduct scams. MFC will never request that funds be transferred to personal accounts or to accounts in names other than MFC's registered corporate name or the registered name of a verified developer, seller, or escrow agent. If you are unsure whether a communication is genuinely from MFC, please contact us directly through the channels published on this website before acting.


9. Limitation of Liability


To the fullest extent permitted by applicable law, MFC, its affiliates, officers, employees, and agents shall not be liable for any direct, indirect, incidental, consequential, special, or exemplary loss or damage arising out of or in connection with your use of, or reliance on, the Materials — including without limitation any loss of profit, loss of opportunity, loss of data, or investment loss — even if MFC has been advised of the possibility of such loss. Nothing in this disclaimer excludes or limits liability for fraud, fraudulent misrepresentation, or any other liability that cannot be excluded or limited under Cambodian law.


10. Governing Law


These terms and the Materials are governed by the laws of the Kingdom of Cambodia. Any dispute arising out of or in connection with the Materials shall be subject to the exclusive jurisdiction of the competent courts of Phnom Penh, Cambodia, save that MFC reserves the right to bring proceedings in any other jurisdiction where necessary to protect its rights.


11. Privacy — Summary


MFC collects personal information submitted through enquiry forms, email, messaging platforms, and website analytics (including cookies) in order to respond to enquiries, provide services, and improve our marketing.
